Villaments in North Bangalore: why Hennur, and what Mizu & Ki offers

Villaments in North Bangalore make most sense for two kinds of buyer: people who work in the tech parks on this side of the city, and people who fly often. Assetz Mizu & Ki, off Hennur Road, is about 22 minutes from Manyata Tech Park and about 35 minutes from Kempegowda International Airport, according to the developer's Google Maps estimates. It is 2 minutes from Hennur itself.

• The office parks. Manyata Tech Park, Kirloskar Business Park, Karle Town SEZ, Brigade Magnum and L&T Tech Park are all within about 30 minutes of Mizu & Ki by the developer's estimates.
• Room for low rise homes. A villament needs more land per home than a tower. Mizu & Ki puts 188 homes on about 8 acres, which is the kind of density that is easier to find on the edges of the city than in its centre.

Note that Hebbal, the usual gateway to central Bengaluru, is about as far as the airport. This is a home for people whose working life is in the north and east, not the city centre. The two layouts differ mainly in outdoor space. Type 01 has the right to use a private garden of about 568 sq ft, and a basement with a room for domestic help. Type 02 is larger, with a private terrace behind privacy screens. Terrace balconies across the project reach 26'9" × 8'10".

How does it compare with other options in the north?

What to check before you decide

• Drive the route at rush hour. Do the run from the site to your office at 9 am and back at 6 pm on a weekday. The developer's 22 minutes to Manyata is a starting point, not a promise.
• No metro close by. Our map data shows no metro station near the site today. Plan on road travel for every trip.
• Possession in 2030. If you rent now, budget for several years of rent and instalments running together.

Who a North Bangalore villament suits less well

If you work in the south of the city, in Electronic City or along Sarjapur Road, a home off Hennur Road means a long daily drive. The same is true if you need the city centre every day, since Hebbal alone is about 35 minutes. And if you want a metro station within walking distance, this is not the corridor for you today. In each of those cases the extra space of a villament may not make up for the time on the road.
