Mizu & Ki possession date and RERA number: what 2030 means for buyers

The Mizu & Ki possession date is 2030according to Assetz Property Group. The project is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/070826/008862. The date that legally binds the developer is not the one in a brochure or a sales conversation. It is the completion date recorded on that RERA registration.

How to check the RERA registration

It takes about five minutes, and you should do it yourself rather than rely on anyone's word, including ours.

  • Go to rera.karnataka.gov.in and open the list of registered projects under Project Status.
  • Search by the registration number above, or by promoter name if the number search fails.
  • Open the project page and read four things: the completion date, the approved plans, the quarterly progress updates and any litigation.

Screenshot the completion date and keep it with your papers. If the project runs late, that record is what supports a claim. A brochure date gives you nothing to stand on.

Check the plans too. The registered plan should match the number of homes and the layouts you are shown: 188 villaments, in the Type 01 Garden and Type 02 Open Terrace layouts.

Check the agent as well. Anyone marketing a registered project in Karnataka must hold their own RERA agent registration, which carries "AG" in the number where a project carries "PR". Ask every agent for it, us included, and search it on the same website.

What BDA approval and E Khata mean

BDA is the Bangalore Development Authority. A BDA approved project has had its plan sanctioned by that authority. For a buyer, a sanctioned plan is the base on which banks lend and on which the building can later be certified as complete.

E Khata is the digital version of the khata, the property record used in Bengaluru for property tax. Once your home is registered in your name, the khata is transferred to you, and it is what lets you pay property tax and later sell or mortgage the home. Khata transfer is a separate step after registration, and its cost is usually the buyer's.

These labels come from the developer. Your lawyer should check the approval documents, and your bank will run its own legal check before it sanctions a loan. Rules on khata have been changing in Bengaluru, so ask your lawyer what applies on the day you buy.

What a 2030 possession means for your budget

A handover in 2030 means several years between booking and moving in. Three things follow from that.

  • Rent and instalments together. If you rent now, you will likely pay rent and either instalments or loan interest at the same time until possession. Put that total into your comparison with any ready home.
  • How you pay. Ask whether the payment plan follows construction stages or calendar dates. With a stage linked plan, payments follow visible progress. On a home loan, the bank releases money in stages, so before possession you pay interest only on what has been paid out.
  • Price certainty. Some charges, such as infrastructure, can be linked to government rates that may change before you finish paying. Read that clause.

What happens if possession is late?

Under RERA, the developer is held to the completion date it registered. If that date is missed, buyers have remedies, which can include interest for the delay or a refund, depending on the case. The exact terms sit in your agreement for sale and in the RERA rules, so have your lawyer walk you through the delay clause before you sign.

Buying from abroad?

What to ask for at handover

When possession comes, do not take the keys on a date alone. Ask for the occupancy certificate for the building, check that your home matches the plan and carpet area in your agreement, and walk every room with a snag list before you sign the handover papers. Start the khata transfer soon after registration, so that property tax is in your name from the first year.

  • The latest quarterly progress update on the same page.
  • The delay clause in the agreement for sale.
  • The approval documents, reviewed by your own lawyer.
  • The agent's own RERA registration number.
