If you are searching for a 4 BHK villa in North Bangalore, a 4 BHK villament deserves a place on your list. It gives you most of what people buy a villa for: a home spread over its own floors, four bedrooms, a garden or a terrace, and few neighbours. What it does not give you is a plot of land that is yours alone, and the upkeep that comes with it.

The developer's published range runs from 3,063 to 3,800 sq ft. Terrace balconies across the project reach 26'9" × 8'10", and some ground level homes have gardens of up to 1,900 sq ft.

The ground floor also has a bar counter and a sit out opening onto the garden. Upstairs are four bedrooms, the family room, four toilets and a powder room. That is the layout of a family house: entertaining downstairs, sleeping upstairs, staff below. A 4 BHK villa in North Bangalore or a villament: how does the cost compare?
Mizu & Ki starts from ₹2.85 Cr*before stamp duty and registration. The developer's base rate is ₹12,500 per sq ft plus charges. We do not quote villa prices here, because we have no verified figures to give you, and villa pricing varies widely by plot size and road.
What we can say is where the money goes. With a villa, a large part of the price is the land, and you then pay to maintain the whole plot and building. With a villament, you hold a share of common land, and the residents' association maintains the grounds, security and clubhouse, paid through monthly maintenance. What you give up compared with a villa
- A plot of your own. You own a home and a share of common land, not a plot you can sell or rebuild on by itself.
- Freedom to extend. You cannot add a floor or change the outside of the building.
- Full privacy. You share a cluster with three other homes.
- Garden ownership. The Type 01 garden is listed as a right to private use. Read how the sale agreement words it.
What you gain
- Shared facilities at a small scale. A clubhouse of about 18,000 sq ft for 188 homes, with a temperature controlled pool, padel, pickleball and tennis.
- Security and upkeep handled for you. Useful if you travel, or live abroad part of the year.

- Location. About 22 minutes to Manyata Tech Park and 35 to the airport, by the developer's estimates.
What to check
- Possession is scheduled for 2030. A resale villa can be lived in now. If you rent, count the years of rent in your comparison.
- Monthly maintenance charges, once announced, and what they cover.
- Stairs. A home from basement to second floor suits some households better than others.
- The total price of one specific unit, from the unit wise sheet, not the starting figure.
