Assetz Mizu & Ki and Mizumi Reserve both promise space, but in different ways. Mizu & Ki gives you a four bedroom villament of 3,063 to 3,800 sq ft in a community of 188 homes. Mizumi Reserve gives you a 3 or 4 BHK apartment in a tower, in a township with a much larger clubhouse and a metro station nearby. Here is how the two compare, and who each suits.

What does a villament give you that a tower does not?

Space and privacy. A villament has its own floors, a private garden or terrace, and only three neighbouring homes in the cluster. Terrace balconies reach 26'9" by 8'10", and ground level homes can have gardens of up to 1,900 sq ft. Our explainer on what a villament is covers the format.

The cost is distance from public transport. There is no metro near the Hennur Road site, so every trip is by car.

What does a tower give you that a villament does not?

Scale and convenience. Mizumi Reserve has a much larger clubhouse, a metro station about 1 km away by the brochure, and a place in a township of about 80 acres planned for 1,300+ homes. The trade is density, about 62 homes per acre in Phase 1 against about 24 at Mizu & Ki, and living beside later construction. The Mizumi Reserve Phase 1 explainer sets out what to expect.

How do the prices compare?

Carefully. Mizu & Ki starts from ₹2.85 Cr*, and Mizumi Reserve's published all in figures run from ₹2.57 Cr* for a 1,901 sq ft 3 BHK to ₹3.39 Cr* for the 2,476 sq ft 4 BHK, both before stamp duty and registration. But the Mizumi figures come from official unit cost sheets, with every charge included. The Mizu & Ki figure is a starting price, and its base rate of ₹12,500 per sq ft is stated before charges. We have not seen a unit wise Mizu & Ki sheet, so we do not multiply the base rate by an area.

The fair comparison is price per sq ft of carpet area on two unit wise sheets. Our Mizu & Ki price guide shows how to read the charges.

Which one suits you?

  • Choose Mizu & Ki if you need four bedrooms, want outdoor space of your own, work in the north or east, travel by air often, and prefer a small community.
  • Choose Mizumi Reserve if you want a metro station near you, a large clubhouse and lakes, work in the south east or in Electronic City, and are comfortable in a tower.

Both are scheduled for 2030, so neither suits a move within two years. For both, check the completion date on rera.karnataka.gov.in. The Mizu & Ki registration is PRM/KA/RERA/1251/446/PR/070826/008862. Our possession date guide shows the steps.

What to do next

How does maintenance differ?

Neither project has published a monthly maintenance figure in the documents we hold, so we give none. The structures differ, though. A tower of 22 floors needs lifts, pumps and a larger common area team, while a low rise villament block of four needs fewer of them but has a garden or terrace of its own to maintain. Ask for the expected cost per sq ft on both, and what it covers, before you compare totals.

What do the two have in common?

Both are by Assetz, both are registered with Karnataka RERA, both list possession for 2030 and both carry E Khata. In both cases the date that binds the developer is the one on the RERA registration, and the price you pay is the one on the unit wise sheet.

Pick the layout, then ask us for the unit wise sheet and compare total cost per sq ft of carpet area. Visit both at your usual commuting hour before you decide.
