Mizu & Ki amenities: an 18,000 sq ft clubhouse for 188 homes

Mizu & Ki amenities are built around a clubhouse of about 18,000 sq ft that serves only 188 homes. The developer lists more than 25 amenities, over 10 of them for sport, including a temperature controlled pool, padel, pickleball, tennis and net cricket. Outside, there is a party lawn, an amphitheatre and a maze garden.

The size of the list matters less than the number of people sharing it. Below is the full list, what each group is for, and what to ask before you count any of it into the price.

The indoor gym, badminton, indoor games room, billiards, table tennis and pool table are inside the clubhouse. The courts, the outdoor gym and the gardens are in the open.

Why 188 homes changes the maths

Divide the clubhouse by the number of homes and Mizu & Ki gives roughly 96 sq ft of clubhouse per home. That is a crude measure, but it is a fair way to compare projects, because a big clubhouse shared by thousands of flats can feel smaller than a modest one shared by a few hundred homes.

In practice, a small community means fewer queues for a court at 7 am, a pool that is not crowded on a Sunday, and a better chance that you know the people you play with.

The sports facilities

Padel is a racket sport played in doubles on an enclosed court, a little smaller than a tennis court, where the ball can be played off the walls. Pickleball uses a solid paddle and a light plastic ball on a small court, and is easy to start at any age. Both suit a household where parents and teenagers want to play together.

A full tennis court and net cricket cover the more familiar games. Badminton and table tennis are indoors, which helps in the monsoon. There is an indoor gym in the clubhouse and an outdoor gym in the landscape.

The pool and the leisure spaces

The temperature controlled pool is the standout feature. Heating lets the pool stay usable on cool mornings and through the cooler months, rather than only in summer. The developer's renders also show a clubhouse pool, which you can see in our gallery of Mizu & Ki renders. Ask how many pools there are and which one is heated.

For gatherings there is an exclusive party lawn and an amphitheatre. For quieter time there is a yoga deckpergola seating and a maze gardenwhich children in particular tend to enjoy. Indoors, the clubhouse has a billiards room, a pool table and an indoor games room.

For children and older residents

There is a dedicated kids' play area and a separate senior citizens' park. Landscaped walkways and pedestrian friendly paths link the clusters, which matters in a low rise community where people walk between homes rather than take a lift.

Your own outdoor space counts too

At Mizu & Ki the shared amenities are only half the picture. Type 01 homes come with the right to use a private garden of about 568 sq ft, and Type 02 homes have a private terrace behind privacy screens. Terrace balconies across the project run up to 26'9" × 8'10". Many families will use their own garden or terrace more often than the clubhouse. A note on the count

The developer describes more than 25 amenities. The list above names 21 items, because some spaces, such as the clubhouse pool, the landscaped areas and the courts, can be counted in different ways. The number that matters is not the count but what is written down. Ask for the final amenity schedule, and check that it appears in the documents you sign, not only in the brochure.

What to check about the amenities

• The clubhouse charge. It is a line on the price sheet. Ask for the amount. Our Mizu & Ki price guide lists the other charges.
• Monthly maintenance. A heated pool and staffed clubhouse cost money to run, and 188 homes share that cost. Ask what the maintenance estimate is, once it is announced.
• When the clubhouse opens. Ask whether it will be ready at handover in 2030 or later.
• Where your home sits. Check the master plan. A home next to the party lawn or the courts will hear them in the evenings.
• Booking rules. Ask how court and lawn bookings will work once residents move in.
